CHERRY HILL TOWN CENTER PRICE ITEM EXPLANATION
Prior to occupancy, the Cherry Hill Group, L.L.C. (the seller)
will provide the following improvements:
PARKING and SIDEWALKS
Included:
Seller will install all parking lots and the driveways and alleys that access
those lots located within the Commons as shown in Exhibit B of the Town Center
Declaration and in accordance with the C-P Development Plan. Curbs will be
installed as necessary. Parking lots shall be poured concrete, 5.5” thick, with
a minimum strength of 3,000 psi. #4 reinforcing rod will be placed 4’ on center
each way. All parking places will be striped.
The roadway shown on Lot 7 is also included, as are the sidewalks at the Town
Square (Lot 6) and on the rights-of-way of Scott Blvd. and Chapel Hill Rd.
It is recognized that parking lots are generally more than one lot, and that
future construction on other Lots may require that some areas be installed at
a time later than occupancy of Buyer’s property. Seller will provide sufficient
driveways to allow for efficient access to the Buyer’s property and parking to
meet the Buyer’s needs.
Not Included:
All other sidewalks on the Lot and the public right-of-way adjoining the lot shall
be the responsibility of the Buyer, and shall be of the width and location shown
on the C-P Development Plan. Private driveway and parking areas that are not in
the Commons, as shown in Exhibit B of the Town Center Declaration, are the
responsibility of the Buyer.
LIGHTING
Included:
Seller will provide and install all necessary pole lighting (that which is not
mounted to the building) in the Commons. Light fixture types are as shown in the
C-P Development Plan. Fixtures shall be placed as necessary to provide adequate
lighting for all parking areas.
Not Included:
Buyer shall be responsible for providing building mounted lights on all sides of
the building. Fixture types will be as shown in the C-P Development Plan. It
is recognized that these fixtures will provide illumination for parking and walkway
areas adjacent to the Buyer’s building. Additionally, Buyer, with the approval of
the Cherry Hill Design Review Board, may elect to provide additional decorative
pole lighting.
LANDSCAPING
Included:
Seller will provide and install landscape materials in the Town Square (Lot 6),
rights-of-way of all streets, and other areas shown as Commons on Exhibit B of the
Town Center Declaration. Landscape materials and locations shall be as shown by the
C-P Development Plan.
Not Included:
Landscaping in areas of the Buyer’s Lot that are not part of the Commons shall be
the responsibility of the Buyer.
Seller reserves the right to make changes to the C-P Development Plan, including the
location of parking and landscaping, provided that access and sufficient parking for
the Buyer’s property is maintained. Seller also reserves the right to use other
standard materials and techniques than those specified above.
